16 issues with high priority
Data center regulations
The county's data center zoning rules come back with the setback buffer increased from 100 to 500 feet, per the commission's own amendment last month. Final vote next week.
Old Sango Road commercial rezone (CZ 13-2026)
Rivaba Properties wants to replace three aging rental houses with highway-commercial development near the Danford and Wilson Greene neighborhoods. Staff says it conflicts with the comprehensive plan's mixed-residential designation; neighbors fear traffic, noise, and property value impacts. The commission decides next week.
John Duke Tyler Boulevard road connection / eminent domain
The county wants to take a tiny strip of HOA-owned land (about 1,006 square feet) to finish a road connection through Hickory Wild. Residents fear traffic, safety risks near their park and pool, and lower property values; county planners say the strip is a 2009 platting error, negotiation comes first, and the connection improves emergency access. The vote happens next Monday.
Smelting and metal refining zoning
A 2016 drafting error left smelting/metal refining off the county's allowed-uses list, complicating the existing zinc plant's expansion plans. The fix restores the use with new 100-acre and 500-foot setback rules — but a city councilman and resident pushed back hard at the hearing.
Juvenile justice center planning
The county has $6 million in the capital program for a juvenile resource center, which critics called a 'baby jail.' Speakers want the money redirected to positive youth resources like universal pre-K and fixes at the existing jail.
Property tax relief and freeze programs now open
The commission unanimously set the county tax rate for the fiscal year starting July 1, 2026.
Youth mental health and suicide awareness
A city councilman urged everyone to talk openly about mental health after a Montgomery Central teacher lost two children, citing a 47% jump in youth suicides from 2015–2023. The Veterans Treatment Court noted many DUI cases are really suicide attempts.
$524 Million Capital Wish List
The commission approved next year's spending plan, including nonprofit funding, after shifting EMS and arts money to emergency management and libraries. Jail medical and inmate food costs rose sharply in the current-year amendments.
Who chairs the county commission
Commissioners voted 11-10 to strip the county mayor of the commission chairmanship and give it to Commissioner Leverett. Supporters called it long-overdue leveling of the playing field; critics called it a partisan power play. Expect this split to shape how the body works going forward.
Fairgrounds-area commercial rezoning (CZ 11-2026)
The county will accept donated land and purchase property at Guthrie Highway and Arkadelphia Road for the Fairgrounds project.
Gibbs Road safety and traffic
Residents say increased state/APSU traffic has made the narrow 12-foot dead-end road unsafe, and the highway engineer stated in writing the road isn't adequate. Emergency access concerns have been documented by the fire chief. They want a plan and timeline from the commission.
Deaf and hard-of-hearing accessibility
Two deaf community advocates told the commission the county lacks reliable ASL interpreter access for first-responder and emergency situations, affecting an estimated 500-1,500 ASL users in the county. They urged building a durable system — including video remote interpreting and on-site interpreters — rather than depending on individual advocates.
Costco and Freedom Farm development incentive
A 10-year, $21.5 million contribution agreement would help land Costco as the anchor of a 220-acre master-planned development near the mall. Supporters say it means 600 jobs, millions for schools, and keeping local shopping dollars home instead of on I-24 to Nashville.
FY 2027 county budget and tax rate
The FY27 appropriations and tax levy resolutions will be voted on next week, with an EMS staffing amendment and a proposed cut to Arts & Heritage funding looming.
Kirkwood Public Safety Complex
The commission approved a donation and development agreement for a public safety complex in the Kirkwood area. That means new emergency-services infrastructure for a growing part of the county.
FY2026 Budget Amendment
The commission amended the current fiscal year budget as part of the consent agenda. This kind of amendment keeps county departments funded and services running through the rest of the year.
